The ultimate bachelor pad…price worth it?

2 Bedroom /2 Bath condo Loft in Trenton was recently restored in 2005 a circa built in 1928. Uniquely designed by local architects who are famous for reviving parts of Trenton. Kitchen/Dining combo with the living area side by side with high ceilings/massive windows and spiral staircase makes this one of the most unique floorplans. Did I mention there is a rooftop deck with beautiful views of downtown Trenton?


Now your wondering what this 1300 Square foot home is priced at? $305K. One of the pluses is its near the train station and its on nearby streets where rebuilding has begun. There are several units 1/2 as much next door. Is it a little too much or is this price about right?

Let’s break down the price for just rent! I think $1,400 is about right. This Translates to about $240K. For the unique floorplan design, upgrades, and nearby trans is it worth it?

Scotch Run in Ewing - Cheapest & Newest Condos

2 Bedroom 2 Bath condos @ 1300 Square Feet - $200K.

These units have been rented out to corporate employees but there is also an opportunity to buy as well
at these prices.

These are most inexpensive condos at close to 200K being only about 3 years old in Mercer County.

Let’s break down the price
200K @ 5.75% for 30 years = approx 1167
Real Estate Taxes 5240/year = 340
Association Fees = 170

TOTAL: $1,677 Month

With 10% Down
TOTAL: $1,560
This is about the going rate for a 2 Bedroom condo Rental anywhere in Mercer County. These units are most comparable to Society Hill and Foxmoor developments in Hamilton/Robbinsville area. But the school system is far more superior than Ewing.  At $1800-$2000/month demands a 3 bedroom townhome and close to 2000 square feet.

As more loft buildings are constructed in Robbinsville along rt. 33 more retail space will follow.  If your from the area you will notice some of the older homes nearby were bought for a hefty price and knocked down recently. New High school, manageable re taxes, little or no association fees.  Remarkable condos, town homes, & single families most of the homes were built 2000-07.

Prices should be stable and flat for a while. It is essential for the price of a home
to be just under market value to sell quickly. Remember you want to stand out
from the competition and do not want to make any more mortgage payments by
having your home sit on the market. Most homes usually end up selling 93%
of the asking price.
Based on information from TReND for the period Q4 ‘06 through Q4 ‘07

This is Google Trend’s search volume for the keywords ‘Real Estate’. The activity
of online seekers spikes right after new year. If you look at the trend of search volume
vs the news volume these are buying indicators. This is mainly due to the mortgage
issues with homeowners. This is where deals are made!

Perfect Time to Visit Princeton

‘Tis the season to visit Princeton!  Along with great holiday shopping and plenty of places to refuel with food and drinks amisdt your elf-like errands, Palmer Square will be that much more festive. 

The tree on the green is lit and the menorah will be lit on Thursday, December 6th at the Hulfish Street North Plaza.  Every Saturday and Sunday afternoon, you can enjoy musical entertainment and Santa as they stroll through Palmer Square.  Also, Old Fashioned Horse and Carriage rides are available for all to enjoy, whether you are naughty or nice!

So, get out to Princeton to enjoy the season and also check out the new stores Chelsea and Stephen Seos Men’s Clothing!
