2 Bedroom /2 Bath condo Loft in Trenton was recently restored in 2005 a circa built in 1928. Uniquely designed by local architects who are famous for reviving parts of Trenton. Kitchen/Dining combo with the living area side by side with high ceilings/massive windows and spiral staircase makes this one of the most unique floorplans. Did I mention there is a rooftop deck with beautiful views of downtown Trenton?

Now your wondering what this 1300 Square foot home is priced at? $305K. One of the pluses is its near the train station and its on nearby streets where rebuilding has begun. There are several units 1/2 as much next door. Is it a little too much or is this price about right?
Let’s break down the price for just rent! I think $1,400 is about right. This Translates to about $240K. For the unique floorplan design, upgrades, and nearby trans is it worth it?

2 Bedroom 2 Bath condos @ 1300 Square Feet - $200K.
These units have been rented out to corporate employees but there is also an opportunity to buy as well
at these prices.
These are most inexpensive condos at close to 200K being only about 3 years old in Mercer County.
Let’s break down the price
200K @ 5.75% for 30 years = approx 1167
Real Estate Taxes 5240/year = 340
Association Fees = 170
TOTAL: $1,677 Month
With 10% Down
TOTAL: $1,560
This is about the going rate for a 2 Bedroom condo Rental anywhere in Mercer County. These units are most comparable to Society Hill and Foxmoor developments in Hamilton/Robbinsville area. But the school system is far more superior than Ewing. At $1800-$2000/month demands a 3 bedroom townhome and close to 2000 square feet.

Property has been on the market for just only 24 days at $204,900. This one will definitely go fast it just depends who will be the quickest. Seller is very motivated! It’s just under 1000 square feet. Princeton Landing is one of the most desired communities to live in. Why look into Aspen or Ravens Crest at the same price? Lots of upgrades! Don’t let this one pass you by. Call Ryan @ 609.964.4494 for more information.

Townhomes in Brandon Farms have been flat in price for a few years now. This is a great opportunity to take advantage of in today’s market. With close to 2000 sq. feet and at just over 300K it a features beautiful open floor plan with 3 Bedrooms & 3 Baths. A second Floor that overlooks the family room(above pic). Brandon Farms is right off 95 at the Rt. 31N exit. In terms of value I would compare this to Robbinsville’s town center properties. Prices should be stable and flat for a while. It is essential for the price of a home
to be just under market value to sell quickly. Remember you want to stand out
from the competition and do not want to make any more mortgage payments by
having your home sit on the market. Most homes usually end up selling 93%
of the asking price.

Google Trends

This is Google Trend’s search volume for the keywords ‘Real Estate’. The activity
of online seekers spikes right after new year. If you look at the trend of search volume
vs the news volume these are buying indicators. This is mainly due to the mortgage
issues with homeowners. This is where deals are made!

Many homeowners who are trying to sell are also renting out their properties. Many are single family and town homes that can offer you more square footage and garage space!

There are several townhomes in Washington Town Center being sold at any given time in this price range. What I like about the area is Sharbell is developing commercial space along Route 33 and building lofts on top of them to provide a downtown feel. Most of these townhomes are only a few years old with many different floor plans to choose from. What’s also great is there are no HOA fee’s . Driving time to Hamilton Train station is 10 minutes with no parking worries since a new garage has been constructed. This area has shopping centers and major highways close by. There are no other townhomes in mercer county that can beat the price and value that you get. Imagine a 3 Story, 3 Bedrooms, 3.5 Full Baths w/ 1 Car Garage under $400K with a top notch school system.
The one shown above is priced at $377,900 Click Here to see Listing

Here’s a photo of your typical 3 bedroom 3 full bath Town home under 270K in Twin Rivers East Windsor. Located off Route 33 near Exit 8a Turnpike close to shopping centers and Princeton Jct. Trainstation. Many of these town homes have finished basements so you can expect close to 2000 square feet. Built in the early 70’s many still show nice curb appeal. Almost every street has at least a home for sale! This means tremendous price competition amongst brokers and tons of low ball offers. Don’t get caught up in the staging of a home look at every detail! You will have to find the right seller to get the right deal. Some are just waiting it out and some need to move quickly. They know the demand is low coming fall and winter so it’s really time to wheel and deal. The interest rates are inching up. If your looking to get a bargain and want to get into a home before the winter now is the time. 609-964-4494 RyanHilario@gmail.com

With limited selection of active adult communities in the Mercer County area Pulte Homes offers a price point starting in the low 300K that’s very attractive with the perfect square footage. If you don’t like multi-story condos or going over the 400K mark this is the right property for you. Near convenient shopping centers and 5 minute drive to Hamilton Train station. Keep in mind builders are giving away incentives such as free upgrades and other options to new home owners in today’s market. Don’t let interest rates pass you by. For showings call 609.964.4494 ask for Ryan.
