All of these properties are situated on top of commercial space but gives you a feeling of nyc feel when you step inside. Some of the floor plans are two-story and offer spectacular views and others aren’t true lofts but one-story. The prices are very affordable compared to what you can buy going north without all the congestion. They start from sub 200K range at about 900 square feet for a 1 bedroom to a 2-story/ 2bedroom/ loft with 2500 square feet. Half of the units have sold and there are plenty more to go around. Condos in the sub 100K range is an excellent way to get into your first home for under $1000 a month. The market has tanked and I don’t see these properties going down any further since this is a blue ribbon school district. There are townhomes available in Plainsboro a little above 300K mark but you will be getting 1700+ sq foot. There are several areas of Mercer County where I can direct you for bargain deals! There are some great deals in Hamilton and Washington township for condos and townhomes. They range anywhere between low 200s to high 300’s. Taxes are very reasonable relative to other townships in the county. This is great for first time home buyers who are looking to buy instead of renting. 1. Hamilton & Princeton Junction Trainstation offer 55 minute express train to NYC for all you commuters
2. Get on to 195 East and you can get to Belmar beach in 30 minutes
3. Get on to 95 South and you’ll be in Philadelphia in 30 Minutes
4. Great Adventure is around the corner
5. Blue Ribbon Highschools
6. Prices have fallen 8-10% since 2004
7. Builders have adjusted their prices so they look more attractive than resale properties
8. Turnpike is accessible from Exit 7a to 8a

There are two new developments that have opened just recently. Christopher Estates is a 16 lot development and I believe Washington Estates is 25 lots. Christopher will be having 1/4-1/2 acre lots which will be situated near the Hamilton train station and Washington Estates are 1+ acre lots. The homes starts at $469,000. A realtor in Ohio describes his market (very similar around here):
The market is very much a buyer’s market, however the sellers have been insistant on holding their prices similar to 2 years ago when things were going great here, Even though we have the largest inventory here in Central Ohio ever and the sellers that can are coming down in price, the buyers are still waiting for “something” even they can’t define….maybe the prices will lower, maybe the interest rates will go down, maybe, maybe.
All that plus Ohio is leading the country in foreclosures, which is enough of a mess, but that has shaken buyers and the sub-prime lender fallout has eliminated many that might have been able to buy. Builders are having a hard time too, so don’t plan to move here anytime soon. Wonder where the hot markets are now? Like Las Vegas a couple of years ago where agents were writing contracts for waiting buyers as soon as they came on the market.
